Are you really available 24/7?
The emergency line is open 24 hours, seven days, no heat, no hot water, boiler lockouts, leaks. That is what the company is named after. To be straight about it: booked work, quotes and installations run Monday to Saturday, 9am to 5pm. Nights and Sundays are for genuine emergencies. That is JSM’s own published arrangement.
My boiler died on a Sunday. Can you replace it now?
Call or text (914) 775-9292. Weekend and overnight boiler work is genuinely part of what happens here, including full replacements when a system cannot be brought back. Say whether you have any heat or hot water at all, because that decides what comes on the van.
Do you do steam boilers, or only hot water?
Both. Steam is its own discipline and a lot of companies avoid it. JSM works on steam and hydronic systems, residential and commercial, including multi-unit buildings. The near-boiler piping in the photographs on this site is steam work.
Should I repair my old boiler or replace it?
Depends on the age, what has failed, and what you are spending on it each winter. A one-off part on an otherwise sound boiler is usually worth doing. A second or third failure on a thirty-year-old unit usually is not. You will get the maths laid out rather than being pushed at the bigger job.
Is a heat pump actually worth it in a Westchester winter?
Modern cold-climate heat pumps work far better in low temperatures than the ones people remember, and they cool in summer from the same equipment. In a lot of older houses here the sensible answer is a heat pump for most of the year with the existing boiler kept as backup for the coldest nights.
Can I get a ductless system if my house has no ductwork?
Yes, and that is exactly what ductless is for. An outdoor unit and a wall head in the rooms that need it, with only a small penetration through the wall. It is the usual answer for older houses, additions, converted attics and the one bedroom that is always too hot or too cold.
Tankless, tank, or indirect for hot water?
It depends on how many bathrooms run at once, what your gas line and flue can carry, and where the unit has to go. Tankless never runs out and saves space but needs the supply to support it. An indirect tank off a good boiler is often the quiet best answer. JSM fits all of them and will tell you which suits the house.
Do you pull permits?
Yes. The permit gets pulled, the work is done to code, and the inspector is met on site. One of JSM’s own published reviews, from a contractor on a commercial steam job, notes it passed all inspections the first time around.
Which towns do you cover?
From Bronxville across Westchester County: Scarsdale, Eastchester, Tuckahoe, Yonkers, New Rochelle, Mount Vernon, Pelham, White Plains, Hartsdale, Larchmont and Rye. A little outside that, call and ask.
What should I do right now if I smell gas?
Leave the building and call your gas utility first, from outside. Do not switch anything on or off. Once you are safe and the utility has been told, call JSM on (914) 775-9292 and we will deal with the appliance side.
